Title companies conduct a judgment search on buyers prior to purchase of property. The reason this is done is based on the fact that the plaintiff, who filed the judgment, can attach a lien to the property once the buyer has purchased it. The search is usually done only in the county where the property, that is to be purchased, is situated.
